Is it best to use a large or small firm to sell?

sale prices. It’s the perfect combination - a small dedicated team working well together
giving personal attention to clients but selling through ASPC and
the ASPC website.

itself and in the weekly Property Register and also on the very
effective ASPC website. By
giving each sale close and expert personal attention, doing the
right thing at the right time, having an excellent team working

we consistently achieve maximum sale prices, often at huge premiums above the asking price.
Is it necessary to use a firm which has a high street property shop?
It’s really no advantage for property sales. It’s
good for bringing in business for the firm (and to attract clients
(who may be selling properties in competition with yours) but makes
little or no difference to how well properties are marketed. Also,
the costs have to be covered, so firms without property shops may
be able to charge less and give a level of attention which is as
good,or better
Is it necessary to have Press & Journal advertising?
No. Newspaper adverts are good advertising for the
selling firm but are very expensive and seldom necessary for marketing
properties in Aberdeen. A one off fee of £210 to Aberdeen
Solicitors Property Centre covers the marketing there.

What do you do to assist?
We thoroughly research the latest trends and recent sales of similar properties.
We visit you at your property to take particulars
and discuss the marketing and viewing arrangements, timing and
asking price, the “For Sale” signs required and
the photography, so that your property is presented at its best in the schedules.
We draft the main schedule with carefully considered content and
wording for your approval, print a supply for handing/sending to
interested parties and submit details to the Aberdeen Solicitors Property Centre and website.
As marketing progresses we keep you advised on noted interests
and recommend the best procedure for maximising the sale, including
the timing of closing times for offers and we keep you fully informed at all stages.
Once your property is sold we attend to all necessary conveyancing and settlement procedures.
What's the timescale for putting properties on the market?
Two or three days will usually be sufficient
for the schedules to be finalised complete with photographs (weather
permitting!) so details can be submitted to Aberdeen Solicitors
Property Centre and full marketing underway very quickly. Usually
the details we submit to ASPC are on the website later that same day so the process is very quick.
What expenses are payable “up front”?
We ask clients to pay £210 to commence marketing. This
simply covers the outlay to ASPC.
Do you do free pre-sale valuations?
If we are handling the sale it is all part of the service, but we don't do free valuations in other cases. Some other firms do, particularly the large firms. Because we don’t,
we can be in the office more to give close attention to the property
sales for our clients and our clients can benefit from lower selling
fees. Most of our clients come to us on the personal recommendation of other satisfied clients.
What should I do if I would like you to send me a quote for selling?
E-mail or telephone with details of name and address, property being sold,
very approximate price range and how much of a mortgage falls to
be repaid to the lenders (so that we can include the correct registration
dues in our quote) or complete this Quote Request.
